Buy A House With Zero Money Down
Over the last decade, the number of people who are buying houses has increased year over year. Many people who are buying are first-time home buyers and others are taking this opportunity to upgrade there standard of living. There are many people who want to buy a house but may not have the financial means to save enough money for a down payment to purchase a home.
Putting money down is always going to be the best option because you create built in equity. However if that is just not an option for you, here are a few loan programs that will allow you to purchase a house with $0 money down:
The Veterans Affairs loan is specifically created for active and retired military. You can also qualify for a VA loan if you are the spouse of a deceased veteran, in the Reserve or in the National Guard. VA loans are backed by the Veterans Affairs department and can be obtained by apply with a lender that offers VA loans. You will received 100% of the purchase price to purchase a home and there will be a funding fee which can also be financed into the loan or paid at closing. VA loans also allow you to receive up to 4% of the purchase price as closing cost help from the Seller.
100% Lender Financing
Some mortgage companies have slowly started offering 100% financed loans again. To qualify, you will need a higher credit score. Also, make sure you read all of the terms of the loan. These loans usually have much higher interest rates than other loan programs. With a higher interest rate, the amount you qualify to purchase will decrease compared to loan you have to put money down. Contact your lender to find out if they offer any 100% financed loans.
This loan is only available in specific areas that are considered rural. If the house you're interested in is within the specified rural area, you may qualify for this program. There are fees that will apply for using this loan, but they can be financed into the loan.
